I’m considering a few sites for my new home, can you help me decide between them?

Yes! We are trained to look at the pros and cons of various sites, analyzing factors such as sun location, wind direction, views, existing utilities, flood-plain constraints, neighboring properties and future growth, HOA & city zoning requirements.

Do you create a 3D model of the design?

Yes! And it is one of the most valuable design tools in the tool box. We will “walk through” your house in it’s entirety in a 3D model on the computer, ensuring that everything is designed 100% to suit your needs.

Do you design remodels and additions?

Yes, however they are only cost effective for you as the client if they are larger projects (1,000 s.f. or higher), or, if they involve the need for a high level of architectural creativity and complexity. For smaller or more simple projects you are better off directly contacting a General Contractor, or a Drafter.

Can you build us a house?

No. But we can recommend contractors in your area to work with.

Will I need to have the contractor update the plans after you are finished?

No. You will get a complete set of house and landscape plans that the contractor will then use to build the house and landscape.

Will I need to submit my plans to the city to permit?

Your plans will most likely need to be submitted to the city for approval, but we will take care of all of the city permitting requirements for you. You can get back to doing more of what you enjoy.

I found some plans online that were very affordable. Can you take those plans and update them to suit our needs?

No. There are legal reasons for which I cannot update existing designs and online. However, I do have an extensive database of concepts, plans, and ideas that we could start with while also being sure that the plans are adapted to your specific site, needs as a client, and code requirements in your area. A drafter may be interested in adapting your online plans for you.

Can you just draw us up some quick plans of _________?

No. But we can recommend a DRAFTER who can. We are trained to take clients through an extensive and enjoyable design process that gets their home designed 100% to their needs. While we are affordable and reasonably priced, we are not a cheap solution to get plans drawn.

If your design budget for your home is:

Less than $10,000 - use a drafter, find a plan online, or go directly to a contractor and use one of their existing plans or one that they create in-house.

$10,000 to $50,000 - let’s talk

$50,000 + let’s talk, and you might also consider contacting a few architecture firms in the area to get a gauge on their prices and services. I am glad to recommend some.
